Bill and Connie are both semi-retired and may times spend a few of the cold months in Florida. They looked at a number of new properties in the Frankfort area but they really loved their existing home in this upscale established neighborhood. The home was now a bit dated in that it was relatively small, and had the old carport style, with out an enclosed garage or much storage space.

Like all of us in our middle ages, they have accumulated lots of “stuff” that they just did not have any place for. They knew they did not want to move into a new home and probably wanted an “extreme makeover” on their existing home… but really did not know where to start. In comes CMA!

We toured the Smiths existing home located on Fairway Drive in the Bon Aire Subdivision in Frankfort and came up with possible solutions for their wants and needs. Change that old dated look from the street to add “curb appeal”! Build a full 2-1/2 car garage for those cold mornings and for additional storage. Bill is very athletic and an avid runner so he needed an exercise room for all his “stuff”. Connie is very craft oriented and needed her own place to work on her projects. What about those guests that often pop-in? They added a nice bedroom and bath suite away from the master bedroom for added privacy. We took that laundry room out of the kitchen and added a dedicated laundry room. Lots of great changes!

This was an interesting project that included demolition of an existing one story carport and the addition of a 2-story 1,800 square foot addition.

The amenities include a new 2 1/2 car garage, exercise room, laundry room and renovation of the half bath. The second floor features a large craft room, mother in law bedroom suite, full bath, old screened in porch and roof were removed and a new porch added. Much of the existing living area was painted and the baths were upgraded with new fixtures and faucets.

Addition/Remodel Cost: $126,000

Rob and Meryl Shapiro are both teaching doctors at the University of Kentucky. They were interested in having their basement finished out so that they could have a nice space for the family to relax. They were not happy with the original builder of their home and wanted to find someone different to help them design and build out this space.

In came CMA. They offered the Shapiro’s both control, competitive pricing and a track history of 40 million dollars in successful projects in the Lexington area. References were provided by CMA and called by the Shapiro’s during their due diligence process in making their contractor selection.

Rob and Meryl were actively involved in the project. They had some antique doors, cabinets, a fireplace mantel and a very old antique billiard table that they wanted to incorporate into the project.

Our designer worked in the “wants and needs” of the Shapiro’s, cognizant of the required budget constraints. The new space consists of an exercise room, office, full bath and great room for the billiard table. The fireplace in this room had a brick facia and hearth added as well as the antique fireplace mantel.

Out side of the exterior basement entrance, a large stamped colored concrete patio and concrete stairs around the house to the garage were constructed. The patio was accented with a large brick open barbeque for nice summer night get-togethers.

David and Vicky Kaak saw our booth at a home show and stopped to talk with us. David works for the Louisville Police and is active in many side jobs. Vicky was studing to become a registered Nurse and helping to raise their two small children.

They were interested in possibly working with us to remodel their current home or build a new home, as the family was growing and their current home as too small. As most all of our clients they did not know where to start or how to assess which one of these options would work for them.

We set up an initial free consultation at our office and discussed the 2 options. Because I really needed to see the existing home I set up a meeting to go out to their existing home to take a look and also look at the potential building site for the new home.

I put together ballpark numbers for an extreme makeover addition/renovation and also building a new addition. This was presented to the Kaaks and they went out and talked with mortgage brokers and reviewed their budget.

The extreme makeover option was selected because they wanted to have the same “farmhouse look” with a new house “feel”. David was tired of slanting floors and crooked walls that are typical in a 100 year old house. The extreme makeover eliminated the problems with an old house but we could still use the foundation and part of the existing framing to reduce the total overall cost. This option worked because otherwise they could not get over 3,000 sq ft of finished space for the budget they wanted to spend.

We had our custom plan designer come out to the old house and we discussed Davids and Vickys “wants and needs” and also what they wanted to spend. Plans, project specifications and a hard cost budget were created based on this information. Construction begins,.

The pictures tell the story, but you can see that the majority of the house was torn down and rebuild to “new house specifications”. New HVAC, new plumbing new electric, hardwood floors, ceramic tile showers, custom cabinets and countertops, full basement with exterior entrance, master bedroom suite and master bath, bedrooms and baths for all the children and just lots of space in general. The new home has over 3,200 sq ft of finished space that came in at about $220K.

Both David and Vicky were actively involved in the design, planning and actual construction. David had the capability to do many things but his time was limited so we custom tailored the construction schedule to allow him to be as active as he wanted without putting the project behind schedule. This extreme makeover was completed in less that 6 months.

Bill Fine loves his current home located on Spring Crest Drive in the Equestrian Estates Subdivision. His only problem was that he had his collection of antique coffee grinders scattered all over his house. Wouldn’t it be nice to have a dedicated space to display his wonderful collection? In comes CMA.

Our plan designers worked closely with Bill on this garage and bonus room addition and renovation. All efforts we made to match the period design on the old house with the new addition, so the total look from the street was consistent.

The construction started with the initial demo work on the existing 2 car garage in order to renovate and convert it into his prized showroom. We then added a new two story three car garage addition with a bonus room above.

Project cost: $60,500
